We are dedicated to invest and manage multifamily buildings, more specifically those with over 10 units, as of now we manage over 90 units in total and are looking to invest in more of these buildings, we really like value add deals in which we invest in properties that are for some reason underperforming and after thorough market analysis we conclude which steps have to be performed in order to get rents up and thus increase the value of our property.
MARKET ANALYSYS
We look forward to assisting clients in analyzing specifics markets and sub markets they may be interested in; demographics, job growth, population growth, access to schools and public transportation are some within many of the factors we consider when making these analysis.
PROPERTY ANALYSYS
After analyzing the specific market we proceed to factor in many important variables regarding the property such as, Current NOI(net operating income), Cap Rate of the sub market , possibility for rent increases , assessment of the state of each unit ,work hand by hand with inspectors in making sure that flooring, roofing, electrical and plumbing are in good shape as these items can dramatically decrease the value of one property, we also look to the trailing financial statements in order to have a clear picture of the worthiness of each deal and generate plans according to that.
